- Remember that the ‘First Impression’ is the one that will stay with the prospective purchaser. Ensure that the property is being presented at its best every time to increase your opportunity of getting a ‘good’ offer.
- Make sure you increase the feeling of spaciousness by removing any unnecessary clutter – this really helps!
- It is not necessary to spend a lot of money on presentation, but do make sure that all the doors open and shut properly and tidy up any peeling paintwork. Make sure the house looks sparkling! The better it looks the higher chance you have of achieving a good price.
- Make sure you leave the house for any sales inspections! Prospective buyers will spend much more time inspecting a house without the vendor in it than one with the owners at home. Understandably, they feel they are imposing on your space if you are there and it makes it much harder for them to take the time to imagine their furniture and themselves living in the house.
- Don’t select an agent purely on the basis that they have given you the highest estimate of selling price. Thoroughly review the market appraisals so you can make in informed decision.

- Animal odours in the house
- Any evidence of damp in the house
- Cigarette or strong food odours
- Doors, windows or gates that stick
- Cracked glass
- Spaces that look too cluttered
- Marked or stained carpets
